Short Sales & BPO’s

Hello Paul,

You sure have a lot of good information. I have 6 properties in a few different states that have tanked. I was foolishly led to believe by a Real Estate “Guru” that I was doing the right thing buying these houses for 5% down (second mortgages of course). Thses homes are mostly $20,000 to $30,000 less valuable at the current market than when I bought them, and they are all largely negative each month I am soon going to run out of money to make payments. I have accepted the reality of loosing the houses. I have even accepted the fact that I am going to loose the $200,000 that I borrowed in equity out of my own home (which is in California). My questions: When I walk away from the investment properties can they come after my home? My savings? My wages? etc. Any info would be very appreciated.

Judgment Don’t Give Me No Satisfaction

I had a dispute with a apartment complex and it finally got sent to a lawyer who ended up getting a garnishment against me and the amount owed was taken out of my wages and paid in full.  Now this is on my credit report and is holding me back from moving into another apartment complex.  I ccould have probably fought this since I still think I was in the right about not oweing them money, but now it has messed up my credit and will be on there until 2011.  Can I do anything?

How Much Will My House Sell For At Foreclosure?

It is very nice of you guys to answering people’s questions about foreclosure.
I have one too. My main mortgage (70% LV) and equity line of credit (30%LV) are with the same lender – Countrywide.
What would happen if there will be a foreclosure?
Will the selling price on auction will start from 100% LV and not 70%/ Please advice Kayla (more…)

Bankruptcy & Student Loans

I just recently got a wage garnishment due to student loan debt.  What they garnished has made it impossible for me to even afford the roof over my families head let alone anything else.  I need to know if there is something that I can do to get these people to understand that it isn’t that I don’t want to pay them I can’t afford what they think is reasonable.
