Credit Report Short Sale

I need to know if doing a short sale will “always” show on my credit report as forclosure or short sale affecting for life my credit.

Short Sale Precaution and I’ll add to that, here’s an example of how to negotiate the credit reporting on a short sale (top of page two).  How long can bad credit remain?
